Rents are under pressure in the Los Angeles South Bay. Classic supply/demand. If you are looking strictly for cash flow there are opportunities in near-by South Bay cities where the GRM is around 10.0
For a combination of location, appreciation and cash flow, I like the Redondo Beach market at this time.

Hello Mike,

The rental market is steady. I'm seeing a lot of homes unsold put up for lease so, so there is a little more competition. Other than that I'd say the rental market is steady and still churning along.

Rental market is strong here in Austin. For $199K, you get a 24 month lease at $2000 a month in a newer home.
