my home is 3237 sq foot, built in 1997 5 bedrooms,2.5 baths w/ 2 car garage. Good condition. In Owasso. How much should I list it for?

I think you should 1. Look online and in ads for homes in similar locations and with similar size, features, and condition as your home. 2. Then maybe even try a few of those open houses to base your decision on more than just pictures. 3. Ask around about who would be a good realtor to work with. (You may find after looking at homes for sale and going to a few open houses that you really like one or several of the realtors you meet!) 4. Contact that realtor and set up a chance to meet and discuss your home and the pricing and sales process. (Your realtor should be able to give you some ideas of what similar homes were priced at and sold for recently in addition to suggestions to make your home most appealing to most people with staging and fixes that should be done prior to advertising.)

In order to determine the correct list price and probable sales price, your Realtor will have to view the home in person. Many things affect the value, including neighborhood, lot size/location, condition, updating, the number of recently sold comparables and if any are distressed properties (short sale, foreclosure, etc). The ameneties of the home affect value as well, such as a pool, hardwood, granite, etc. Homes in Owasso can sell for anywhere from $70 per square foot up to $100+ per square foot, so it's not something we can determine without viewing the home in person. We are often given the opportunity of reminding buyers that pictures sometime don't do a property justice when trying to determine its merits........doing the same with only an owner's description offers even less to work with.

Contact a local real estate professional for a personal interview and evaluation of the property.

If you think that Appraising and Selling is as easy as that; you've got another think coming:

The process of doing a CMA or an Appraisal is a lot more involved than that.

Please let a Realtor do a CMA to determine the Market Value; and then price it a little lower to encourage multiple offers.

Remember, the Value you put on the property only served to encourage or discourage the Buyers from looking: It is THEIR opinion that counts!
