Right now is a great time to buy in Rolling Ridge as long as you plan on living there 5-7 years. Unfortunately that particular subdivision has been hit hard with foreclosures and the home values their have declined... So, yes you can get a good deal there as long you want to stay there!

I just had a client purchase a foreclosure there for $380k and it needed minimal work and the appraisal came back at $500k! So, when that area turns around they will do quite well.

Rolling Ridge is one of the most sought after subdivision in Murphy. Home prices have gone up significantly since they opened the subdivision. There is a huge range of prices in this neighborhood due to foreclosures. Click here for a list of homes in Rolling Ridge. http://www.janusregroup.com/site/7948. The best time to buy would be in the winter and holiday seasons. If you want to get the best deal, you would need to buy an inventory home that the builder is itching to get rid of. That is a great areas, a great time to always buy when a home been on the market during Nov Dec Jan Feb and homeowners will do anything to sale that home

Rolling Ridge is a great neighborhood with a wide range of choices (priced from $300-800k). They have a great neighborhood association that hosts family friendly events throughout the year. The location is great, with easy access to 75-Central or George Bush Turnpike.

In the past 6 months, 28 homes have been sold in all phases of Rolling Ridge. The prices range from $335k - $750k, with the average being just under $500k at $102 p/sf.
