is my house appraised too high in the last three years?

The real estate tax seemed to be too high for my house in Taylors, SC. I had my house appraised by an independent appraiser in 2010. Now I would appreciate information about the houseing market in the years 2008 and 2009. Question is, was the market price probably higher or lower in those years than appraised in 2010. Thank you very much.

I grew up in Greenville on the Eastside, and still own property in Merrifield Park.

I know enough about regional median prices to state that prices peaked in Atlanta and in Greenville at about the same time, around July 2007 and hit their most recent bottom at about the same time, around January 2009.

Some zip codes in GA and SC have seen price appreciation since early 2009, at least through July of this year. However, there has been a precipitous drop in activity since the late summer, and I can state pretty confidently that Taylors is a declining market right now.

What are your thoughts?

Your real estate tax assessment is not the same as an appraised value. It's going to be two different numbers and an appraised value has nothing to do with your taxes.

Hi Fred, We believe since mid 2009 until now the house prices have pretty much stayed the same in our area of NJ, other states may vary you should really contact a local Realtor with experience for a better update on the market.

Home pricing is a very local market. Contact a local realtor to find out where the comps were in your area during those years. It won't take alot of time for them to look up the information for you and you in turn could keep them in mind for referrals.
In our area home prices have gone down. Not alot, but still down.
