Hi. I list and sell homes in south Jersey. Data in Gloucester County shows that both the number of sales and sales prices are trending slightly upward. But pending sales have been in a see-saw cycle of up and down, month to month. So no one can say for sure when your appraisal will be at its highest. The appraiser will use sales comparisons within a mile of your home's Woodbury/Deptford address (I'm basing that upon the given zip code; I lived in Woodbury and my zip was 08096, but so are parts of Deptford.). It will be based upon the recent sold comparables in that neighborhood so there's no way for anyone to know for sure when your home's value will be higher. If I had that magic crystal ball I'd be rich! :-) If you need to have the home sold within the next few months, you should begin the process now. If you'd like a CMA (comparative market analysis), and other market statistics, I'd be happy to help. There's no charge for this service. Best wishes to you.

You don't need an appraisal to sell your home, but you can get one if you want. Since you say you need to sell shortly, what you need is a Highest Price Analysis that shows you the best price given many factors that i would be happy to discuss with you. Our office is based in Mullica Hill, but we have offices in Sewell, Marlton and Cherry Hill as well. Your home is in the center of our 4 offices which will give you exposure to a greater potential buyer base. The sooner you home is on the market the better the net result will be for you. If you hold it for a couple months you will have months of carrying costs which most likely will offset any small gain in price. Even if you don't contact me, CONTACT SOMEONE ASAP and get your home on the market.

Remember that when they do an APPRAISAL, they are not only evaluating your house, but all the houses that have been sold in the last 90 days in the area.

It is not just a matter of the mean and the median houses in the area going up;
It is more a function of which houses happened to sell within that time frame.

I would say in a few months because we will have more historical data. This was a good spring. But that is just my guess. This is not an exact science. Also, I don't know that it would affect it too significantly. The law of averages and all.

For what purposes do you need an appraisal? Or are you just looking for a "CMA" that I can prepare?
