By programs, I mean FHA conventional, USd loans, 203k, etc, etc, etc.

Interview some companies searching for Loan Officers / Home Mortgage Consultants.
All you need is search at any "reputable" job search for that kind of job.

Ask, what kind of marketing do they provide?, What is the compensation structure? What programs do you offer?

Go with brokers and check two or 3 banks.

I have seen that banks has a lot of more tools and training but commision structure is not the best. Mortgage brokers has great commision structure, but you are on your own. Also a bank, might ask you to do floor duty or be at the bank certain times of the day.

Set a balance for your priorities.

Keep asking question and let us know your ideas.
