Paul,

Our advice is to work through a local real estate professional. They will be familiar with the local market and the values in it.

Additionally, by reviewing the sale prices of recently sold homes in your target area the number you are seeking will become clearer. This information will also be able to be used later to justify your offers.

Remember with "foreclosures" the bank pays for the agent's professional service fees. It is not paid by you. It's the bet deal going for a buyer....DON'T consider going it alone.

Good luck

Paul the final price is that price the home is sold for. The listing price is not the final price, it is only the asking price. On some properties, foreclosures, the price is that price the believe they will get for the property. Many times this is not so as the person setting the price is setting in a office far far away.

Home price depends on location, age, andf so on. You need to find ONE agent in the area that you like, and have them help you. It costs you NOTHING - as they get paid by the listing agent.

I do not work the area so I have no dog in this hunt.

Call me if I can be of further help

Let me know what you are looking for - # bedrooms and baths, gated?, community pool?, do you have any pets and if so dogs or cats and what they weigh. Do you have a preference as to the age of the house? I'll send you listings. If you have addresses of the foreclosure properties you refer to, send me those and I'll look them up on the MLS and see if the final sale price is listed. Happy to be of help and I'll find you, Paul, the home of your dreams. Email marilynfjacobs@gmail.com or call 561-988-0070. MARILYN FARBER JACOBS
