Your question seems straightforward enough but there are a lot of variables that impact the price per sq ft. I'd be hesitant to toss you a number without more details. But; in general, new home contruction prices in our area (away from the ocean) are about $85-$120 per sq ft. Generally, this depends on features you might choose to have in your home. For example, do you prefer frame, concrete block or solid concrete construction? Vinyl, tile, carpet or wood flooring? Basic cabinetry and fixtures or more deluxe? Each has a different cost basis.

Direct ocean front properties are a whole different story. In our area, direct ocean front properties are seaward of the Coastal Construction Control Line and require single family homes to be built on pilings. This adds signficantly to the cost. There are other structural issues with ocean front properties that add more to the cost simply because of the risk of tropical storms. These include choice of roof covering, windows, window/door coverings, etc. Since you are from Miami, you know the impact a storm has on coastal homes. This is just a guess, but I think you would be looking at $200 per sq ft and up excluding land costs. Just FYI, direct ocean fronts lots in our area are in the $800K - $1.XM.
