One of the impacts you need to consider will be traffic. If you will have to stand in line to get to your front door then there could be a future negative impact on your home.
Frank is correct that all of the information regarding general impact on the area should be available through the county. If you are working with a Realtor they should also be able to help you find out more.

In order to proceed with the construction of this indoor water park and resort, the developers had to present a study plan to the county commissioners. These studies show the economic impact on businesses and residential values in the surrounding area, and these reports are accessible to the general public.
With that said, considering that Kalahari will be built within the well-established, tourism-friendly community of Celebrate, Virginia (http://www.celebratevirginia.com), I predict that this resort will only enhance the value of your property – not diminish it.
