Consult with a realtor who is familiar with the local market. Newtown Grant has an eclectic mix of flats, townhomes and single family detached properties.Just looking at sales numbers without context will be misleading. The last sale on Coachwood was in February for a property without a basement and without some of the upgrades that seem to be in your subject property. Since you do not appear to own this property and it is not currently for sale on the MLS we assume that you either have an interest or are approching the seller for a direct sale. Consider getting representation even for a FSBO.

You using top producer with market snapshot that automatically runs comps? Does it work well?
And to verify I did use more than actives to run numbers. But actives do help you as you can get a ballpark on what the condition of the homes look like if they are all in a development (if you never have seen the property in question) versus just seeing one comp in the development with few pictures.

Please do not use properties on the market as your guide.....anyone can ask anything....sold properties in the last 6-7 months are what count.

To answer your question and without seeing the condition, I would say it will sell for $307,000. It appears to be on the smaller side of the units in that development but I am only going by 2 actives on the market.
If you are trying to sell it yourself, that is great but if you are looking for any kind of professional insight, I represent over 25 properties right now and deal with all kinds of properties from new construction, condos, singles, you name it. Also handle all counties and have inventory in bucks, mont, and phila.
