You can buy a beachfront lot that is 50x200 for around $700K in an area that will be ready to build on soon.

If you travel farther away from the areas of development, you can get the equivalent of 3 lots for around that same price, but you will have to wait longer to develop, and that price doesn't include the cost of annexation into the water district.

It depends. Once you get past The Shores you reach the northern beach tracts, which are narrow slivers of land that span from beachfront to bay front. They range anywhere from 15-40 acres. Some of these tracts have already subdivided and you can buy individual lots or parcels. The tracts start at Tract 1 and go up from there (to about tract 50 or so). The Laguna Madre Water District has agreed to install utilities for Tracts 1 through 14, which should start by the end of the year. This makes these tracts more valuable. For an acre of oceanfront land within these tracts, you're probably looking at around $500K-750K. It would be cheaper on the bayfront and of course even cheaper for a non-waterfront parcel. Whole tracts are on the market for around $3M-6M, depending on location and acreage.
