I can agree in part with the others; however, when you say commercial porperty it does not necessarily mean property with an established business. Buying a commercially established business is best done through a realtor who has knowledge of commercial requirements but commercially zoned property (without an established business) can be done through any realtor or by yourself. Realator reates for established commercial activities is considerably higher than regular rates. We sold commercially zoned propety (1.85 acres) with water rights, pasture, fruit trees, garden, fully fenced, two garages/shops and a 66'x26' (3/2) manufactured home on foundation, all utilities including house and shops 1/4 mile off the Reno highway and two miles West of Fallon a year ago for $195,000.
I agree with what everybody else said. Commercial real estate is a specialty and a value opinion should be rendered only by an agent who is experienced in dealing with commercial land in that location.
If you are looking for sources for local agents to help you w/ pricing, try looking on Loopnet.com, CoStar.com and CCIM.net for agents who are active commericially.
I agree w/ Patrick, Robert. All real estate is local - including property values. Find a couple of local commercial Realtors in your area with experience in this sort of property.
