FIRST ANSWER
You will need to speak to a Realtor or Real Estate Licensee or an Appraiser about getting a Comparable Market Analysis for your Area. Alaska is a "non-disclosure" state. This means that (except for the Municipality of Anchorage) Buyers are not required to report their purchase price.
