how can you know when too sell your home with the market today?

When you sell your home should be based more on want and need then market conditions. We've sold 3 of our own properties in a down market (one our residence, one former residence/rental at the time, and the third just a rental). Why, because we wanted to build a home that we could be in more long term and start a family.

Even though, it was not the ideal time to sell, we are much happier with our current situation. I would not have been happy sitting in our condo waiting for several years for the values to come back up.

All this to say that it's a personal preference decision, not a market decision.

I suggest that you place your home on the market when you are ready; not trying to predict when the best time to sell is. If your property is in good condition and is priced fairly compared to similar homes that have sold in your neighborhood; then this will garner showings by interested buyers looking within your price range.

I do encourage you to work with an experienced agent who is knowledgeable on your market area as they can guide and counsel you throughout the selling process and give your home the most exposure on the internet. Most buyers begin their search on the internet so it's very important that your home's listing be present on numerous real estate web sites.

The situation will not get any clearing in the years to come:
You seem petrified to make a decision; yet, when you do, you will be right and you will be wrong.

You sound like you are contemplating selling becuase you want to move UP, into a larger or better house. You didn't mention Job-Relocation, retirement, or Moving to another State.

If you are Moving Up; your present house will continue to appreciate, and so will your next house; but if the next house is better and more expensive, then it will probably be going up more and faster.

Talk to a Realtor and relax:
It is one of the three most stressful things that could happen in your life; just go for it!
