The prices in BB Country Club have dropped during the current market downturn. Besides being an agent in Blue Bell, I also do the conveyancing (coordinate settlements after a property goes under agreement). The homes there are more affordable than they were several years ago, selling for less than what some owners paid for them and taking longer to sell. That seems to be the case in most of the communites. On the positive side, if you are looking to buy, don't miss the opportunity while the market is hot for buyers with good credit and savings. The best way to fo is FHA. Hope I've been of some help to you.

I am doing an Open house in the Mews at Valley Forge tomorrow, if you want to pick up some info. Email me so I can bring the MLS Sheets with home prices.

Whatever you do, please don't contact me...sorry for the sarcasm, I just hate the sales pitches on Trulia! The fact is that prices are holding pretty steady in Blue Bell. Location and condition will be the bisggest factors affecting price right now, as demand remains fairly high for that area!

Every area has some type of price drop, however the townhome communities have not seen as much a drop in price as single homes. New construction has been steadily dropping as well. I work in Blue Bell, stop in and ask for Cheryl at Coldwell Banker Preferred in the Village Square Shopping center next to Montgomery County Community College. I would love to help!

Prices seem to be falling within a range. Depending on the section of Blue Bell CC, either selling for mid-to-high $300's or mid-to-high $400's. If you are interested in discussing this further, please contact me directly through this forum.
