The community was maintained much nicer than the adjacent Quarry - Yucksville - for a 5 yr community it looked 20 as they irrigate with filthy dirty water making the streets/curbs BLACK! Heritage Bay is OK if you understand your nowhere near Naples or the Beach but it's relatively cheap p but let's be honest they are friggin apt's not Condo's!
In January, February, and March, the golf course is like every other place in the area...very busy. If you want an optimum golf experience and are willing to pay the initiation fees and membership fees, Heritage Bay is not the place for you.
If you have no country club membership of any kind and want to play some golf, finding a decent golf course to play in season is really tough and expensive. Heritage Bay offers a complete resort lifestyle and affords you the opportunity to play golf at very affordable prices. It was included in a magazine article as one of the top 100 amenity communities in the entire Southeast of the United States.
The smaller condo floor plans are similar to the other Lennar bundles golf communities but Heritage Bay condos come with all wood cabinets, 18" tiles, stainless appliances, and need no updating.

Meanwhile, Heritage Bay is a premier golf inclusive neighborhood. Currently, the development is almost near completion with 40 single family homes and 35 Veranda style condos left to sell. This means that some 1100 units have sold. It's a beautiful place roughly 30 minutes to downtown Naples and 15/20 minutes to the nearest beach.
Golf inclusive means that when you buy there you are a member of the golf community. The yearly dues will run you $3000 to $4000 per year for the master association. If you want a golf community this is perhaps the most economical way of being part of a country club.
Understand the golf fee is on top of your neighborhood fee's.

Couple that with declining inventory. This IS THE YEAR TO BUY! We will not see these prices again, and inventory is decreasing despite the doom and gloom national reports. Homes are now experiencing "bidding wars."
