I live here in Sunny Isles and I am very familiar with the market here. This is one of the newer buildings in Sunny Isles and would be considered a "boutique" style building becasue t is a bit small. The units are very large though, compared to somee of the other new construction. The one bedrooms are from 499-550 (about 1200 sq. ft.) and the 2 bedrooms start at 699 (about 2000 sq. ft.).
I would say that the luxury market has stabalized, but and some of these units may be a "short sale" which means the owner is in trouble and you would be offering to the lender. That is the nature of the market here right now, some units may be lower and for that reason it is a "buyers" market. There is a lot of inventory and some of it is "distressed". The rest of the sellers need to keep their prices competitive until this type of property is sold., so it is a good time to make aggressive offers. I thnk the rest of 2009 will be this way, and then we may see the market turn upwards again.
