I have many clients who were Canadian and did bought home here in Phoenix, partly because of dollar parity with CN and also rate and prices are so low that you could get positive cash flow from investment (if it is a rental).

Yes! There are actually more options than you would think. Washington Federal will finance one property (as investment property or second home) and RBC will also do a second home. We also have a new lender that will do multiple properties but requires a larger down payment (40%, so not too much more). Please feel free to call or send me an email for contacts.

Compass bank does financing for canadians. Here is some information that might be useful to you. If you have any questions please feel free to contact me.

A few highlights of the Canadian Citizen financing from BBVA Compass include:
15,20,25 and 30 year fixed rate terms available
3/1 or 5/1 adjustable rate terms available
$50,000 minimum loan amount
Will loan up to 75% for both purchase and refinance transactions up to $1,000,000
No prepayment penalties
Borrowers must have a BBVA Compass Bank checking account or open an account prior to closing
Loans <= $1,000,000 require one full appraisal
Eligible Property Types For Canadian Citizen Financing:
Single family residences
PUDs/CONDO must meet FNMA/FRMC guidelines
Non-warrantable condos must have an LTV of 70% or less
Property must be located in a market area served by a Retail Compass Bank Branch
Canadian Citizen Documentation Requirements:
2 years Canadian T1, T2's and/or T4's.
Business balance sheet and income statement (if applicable)
Job Verification
30 days of bank statements
2 year pay history on two meaningful past or existing loans or lines of credit
Copy of Passport

Zoran,

M&I Bank will be doing loans for Canadians, Compass will do a vacation or 2nd home only, Harris Bank will do one investment and one vacation home. There are stipulations, such as with Harris Bank, they require you to have a certain amount of money in the Bank of Montreal and 50% down, Compass will do a 25-30% down payment...(of course the banks can change what they are offering, and the last time I spoke with M&I they were waiting on the details of what they will be able to offer).
