Hello Laurie,

USDA, VA and PHFA all do 100% financing. I have two out of those three programs and USDA is the best if you qualify. Call me and I will be happy to explain the programs to you.

Possibly - but I would speak to a mortgage broker to get a definitive answer. These types of loan products are extremely high risk for lenders at a time where they have gotten extremely conservative. Most lenders have "learned their lesson" from the recent crash and require the buyer to put at least something initially into the purchase. Depending on your credit, and the program - some loan products only require 3% down.

Please do not take this the wrong way - however if you are considering purchasing a home, and have absolutely nothing saved or available to put down in terms of a down payment - I might reconsider the purchase at this time.

This isn't a "knock" against your financial situation, but moreso advice based on seeing too many people on a daily basis who are consumed with the idea of "buying a home" - without a true understanding of how much it truly costs to do so.

Hope this helps and good luck!
