Hi Mary,
Sales have picked up recently, just sold 2 last week. Beautiful Ranch on Rambling Brook and a colonial on Tricorne Court. Expect a good spring market.

Hi,

There were 36 closed sales from Aug 1, 2007 though Oct 20, 2007. The average price was 972K, the median was 875K. The low was 385K, and the high was 2.050M.

In 2006, for the months of Aug, Sep, Oct, there were 34 units sold. This year, before month end, sales in Holmdel have reached a count of 36.

Inventory levels are higher and therefore the buyers out there have a lot more choices. While contracts are being written, the volume of contracts for this year over last for the months discussed are higher, the number of units that go off the market without a contract is also higher. Bottom line......There is activity and, as a seller, in order to capture one of those buyers you must aggressively compete in your presentation, price and exposure.
