Hello Alicia,

Statistics for average days on market are typically compiled by our local multiple listing services by area number (not by zip code). Buford is covered by area numbers 62 & 63. Area number 62 correlates primarily to 30518 while area 63 correlates mostly to 30519. Per the latest available report for the month of June, the average days on market in area 63 for all price points of single family detached homes was 127 days on market (DOM)*. These reports are updated monthly and are available to member brokers and agents. Historical reports are also available for the past 12 calendar months. (*Source: Smart Numbers and FMLS).

If you are considering placing your home on the market, I would recommend that you speak with a real estate professional who works, lives, and plays in your area. Ask for a detailed Comparable Market Analysis for your particular subdivision or street location (your DOM may be slightly lower or higher depending upon a number of variables). My wife & I consider ourselves "Buford/Mall of Georgia area specialists" not only because we live in Buford and regularly work with buyers and sellers here but also because we focus a large portion of our research & marketing efforts on this market. Why not keep work close to home, right? Should you decide to interview agents for the important job of marketing and getting your home sold, we would appreciate the opportunity to meet with you to share more about the market. Warm regards - Ted

It depends...are you selling a single family home, a town home, or a condo? Days on market vary by dwelling type. A properly priced, properly marketed home should sell wtihin 30-45 days.

If your home is staged in the appropriate condition and in the top 10% in terms of value and price you should expect no longer than 80 days (per the last quarter).

I'd be happy to do an analysis on your home and situation and let you know what is the best course of action based on your needs.
