What is the average that condo/townhouse associations are charging in San Jose (near zip 95123)?

It depends on the amenities of each complex (pool vs no pool, tennis, club house, etc). But I would say the average is between $300 and $400 / month.

The low end is about $150-$200 while 'normal' HOA dues run $350 to $400. The dues depend upon the services and amenities offered. But generally, dues approaching $400 or higher will prove as a deter ant as many people looking for condos or town homes need an affordable home and these costs can significantly impact your budget.

Any where between $150 to $500. It depends on the age of the condo, how well it has been managed in the past, and the amenities. You may be surprised to learn that there are condos with very high dues and no amenities.

In that zipcode, you should expect about $200/month for HOA for both condos and townhouses. If the complex has a pool, then you might see $300/month. If you see rates that are much higher, then you'll need some help to dig deeper into the HOA's financial situation.

It depends on what kind of amenities the complex offered, pool, tennis, gym, club house, play ground, etc.. and how old and good maintenance. It could go from 150-500 easily.

Hi Rachel, The average, as CJ commented, will be based on the amentities in some cases. Age and condition weigh heavily on the HOA dues as well as the "lux factor" sans Downtown Loft Styles.

This is what I have found in the past year or two specifically.

Under 10 years with pool....appx avg. $300-500 without pool $270-375

Over 10 years with a pool....appx avg. $320-475 without pool $250-350

As you can see from current information there are ranges that are very hard to get a handle on.

I hope the properties you are looking at fall into these ranges. When considering the cost of HOA fees you will find the 'minutes' and the 'budget/reserves' will reflect a well managed property. There is nothing worse than living in a "lux property" , for example, having three neighbors that cannot get along..arguing over plants, parking garbage enclosures or animals habits regardless of HOA fees.

READ the minutes and study the HOA Pkg in detail with your chosen Realtor. Understanding what you are paying for is as important as how much your budget allows fro HOA.
