Dear LegalJew,

Polo Club is a great country club community where mandatory membership is required.

To buy into the community, Mandaroty membership of approximately $45-55, then you pay $15-$16K/year. The monthly HOA is approximately $325.

Any time you see a Boca Raton condo, townhouse, or single family home of 2000 square feet or more that is in excellent condition and priced ridiculously low, then you know you're looking a home in a country club.

Similar homes, whether they are single family homes in Boca Raton, townhomes, or condos will cost a minimum of two and half to three times as much.

Anything under $200,000 in price with square footage above 1200-1400 square feet in size, is likely to be in an equity community (country club) 99.9% of the time.

Homes in Boca Raton Country club communities have dropped precipitously in value because very few people want to pay the upfront equity fees of $60,000 or more and the annual club does that may vary from a low of around $5,000 per year up to $18,000 or more.

If you are looking for a Country Club home in Boca Raton, now is an excellent time to purchase one, because there is an overabundance of Boca Country Club homes on the market.

In a couple of Boca Raton Country Clubs, you will find some very appealing single family homes of around 2,000 square feet with asking prices well under $100,000.

Hello, thanks for your questions about the townhome at the Boca Raton Polo Club. You are right, there is a required $55,000 membership in The Polo Club. I would love to talk with you and suggest many beautiful Boca homes that don't require a membership. Thanks! The property you ask about is in the Polo Club. The Polo Club has a mandatory membership, but the choice is between social, tennis and golf. You can also join as "social & golf', social & tennis", 'social & golf & tennis'. The initiation fees range from the high $40,000s through the high $50,000s. The yearly fee is then $12,000 through $22,000 depending on which membership you have.

I am a Realtor Associate with Douglas Elliman specializing in country club communities in the Boca Raton/Delray area. If you like, email me and give me your email and I will send you the membership fee card from Polo. I presently live in St Andrews country club, but have lived in Polo Club previously so if you've any questions I will gladly answer. kathleen.fineman@elliman.com
