Realistic for the Seller, it is what a ready and willing buyer is ready and willing to pay for their home,
and the buyers have lots to select from....
So the Seller will have to price his or her home very very competitively in their area market and it has to be in great showing condition, to outcompete the other homes on the market.
This is the general situation, of course in certain areas, towns, or subdivisions this could be different, but to find out the right price for a property whether you are a seller or a buyer is to work and to commit to one local, experienced Realtor who will provide you with all the properties in your size and price range and age and amenities that have recently sold, and also the ones on the
market that are priced similarly.
