The Home Owner Assessment (HOA) fee for this home (4525 N 66th St. #5) is $338 per month. There is also a Leased Land Fee of $295 per month.

The HOA is $338 / Monthly and, there is also Land Lease Fee of $295 / Monthly .
There are several neighborhoods in Scottsdale that are in the land lease situation where you own your unit or the struture but pay for the land on monthly basis.
I have listed and sold in land lease areas of Scottsdale.

I to believe that the land lease monthly fee is hurting the sale of this property. There are several locations in Scottsdale that have the land lease so watch for those carefully. But we have many nice subdivisions that do NOT carry that fee and are wonderful places to live. I'd be happy to help you with your search. I've lived here since 1976.

A Land Lease is a unique property as you do not own the land. I believe personally that this type of property is more difficult to sell. As you can see the property has an excellent location and a great price. The land lease is hurting the appreciation in my opinion. There are many desirable communities in Scottsdale, I would be happy to discuss any of them with you just give me a call.

The HOA dues at this property are monthly according to several MLS listings that are active right now. But you could verify this directly with the HOA by calling the HOA management office at 480-945-3630. If you decide to purchase a home in the community, you are provide HOA disclosures and that will include financial information on the HOA, CC and R's, and other required information.

Most are generally monthly and as below will include different things but also in this specific area of Scottsdale there can be another monthly charge for the land lease. That's the fee for the land where the property is built. You own and pay taxes on the structure but lease the land. Be sure to work with an agent who can point those out to you and how that will affect not only your purchase but also your resale. Hope this helps and let me know if you'd like more help. Alice's point regarding a land lease is important. If you are considering this or another property where the land is leased rather than owned, please make sure that you are working with a Realtor who fully understands what a land lease is, how it works, and the ramifications. it will have an effect when it's time for you to sell.

Homeowner Association (HOA) fees and what they offer vary greatly as stated below. A condominium type property will have very high HOA because they are going to take care of almost everything out of your unit. We have other properties in resort type areas with golf, community centers etc that are also popular with some of our out of state buyers.

When fees are monthly, quarterly or yearly is determined by an individual Homeowner's Association (HOA) Covenants, Conditions and Restrictions, more commonly know as CC&Rs. Usually HOA fees are annual only when the fees are comparatively low (and usually offer fewer services/benefits).

When you're looking at HOA fees, it's important to also look at what the fees cover. This HOA, Casa del Monte, charges HOA fees on a monthly basis and includes a long list of benefits such as exterior Maintenance, roof repair, roof replacement, blanket insurance, street maintenance, etc.
