there are homes out there with the square footage you are looking for in addition to lot sizes larger than you are requesting. based on the sepcifics that you put in your question; is there a property you had in mind?

There are four homes currently on the market that have 2331 square feet http://goo.gl/R03bw But they all have more acreage than you described.
