92 Westgate Dr, Edison, NJ 08820 2br 2hba Townhouse at Westgate near Metropark Train Stn just Sold at $369900
I just saw this posted in Craigslist Central Forum, and this time I can verify it because I got the cma one liner ... so what is my question. My question is that according to MLS, this unit is listed the HIGHEST unit. Why is it sold? I mean why not the one listing $339k sold first but this $369k one?????

The open house went very well....many prospective buyers showed-up, some independent and some thru realtor agents.
But I am very disappointed and disgusted that someone is stealing my fsbo yard signs (3 times), I checked with the westgate assoc and home owners around and it appears to be works of a rogue realtor agent...and one of the people there gave me a license plate number which I called police and passed on the info. they said they will look into it, investigate further and take action. Also next time when they are stealing they can smile at the hidden motion sensor camera. This is very cheap and not a fair game....whoever it is, has now prompted me to take-up strict stance & report against realtors who violate westgate official rules to not post any real estate or other signs "inside" the complex...why should I let them violate the rules when they are not playing by the rules and let me have my signs? Whoever it is has picked on the wrong person :) I am not a quitter and have an MBA with JD (IP-Law). Thanks for the offer for "free" services to Realtors, but speaking for myself, I post my listings onto over 20 real estate internet sites, in addition to Realtor.com and Featuredwebsite (by Realtor.com) AND most realtors do the same. You still never answer my questions 1) why do you have this almost obsessive interest in Trulia and selling homes whe you are not an agent and 2) WHERE do you get all the information you post (much if it being wrong or misleading)???? Just FYI, I copied the informationbelow which I posted on another thread. I read your website posting of the house, and in my professional opinion, even with the upgrades, it is priced a bit high for Westgate Drive locations. Because they are newer and farther away from the trains, Linda Lane units tend to sell higher than Westgate Drive. There were 5 closings of listed units in Linda Lane since February. They were from $350K (June), $361K (March), $365k (June), $370K (June) and $385K (March). As of this post, there is one unit available listed with the MLS (in addition to the FSBO's) at 51 Linda Lane listed at $378,900. There were 8 closings on Westgate Drive ranging from $315K (April) to $359K (March). There are currently 7 units available on the MLS ranging from $349K to $369,999. If as you indicated you want to sell quickly, I would suggest two things. Either lower your price a bit even as a FSBO, OR list it with a Realtor for the proper amount. Listing with a Realtor will give you TONS more exposure, since we have the ability to reach more agents with buyers (who are qualified), we pay for the advertising, YOU don't have to be home to show the house (lockboxes are a blessing), you don't have to field emails and calls making appointments (and wait around sometimes for no-shows), we do the open houses for you, AND we can help guide you through the selling process (which is often complicated). I have lived in Edison since 1983, and I have been in almost every Westgate unit on the maket recently, or recently sold, and have sold a few there myself. Well Maybe the unit is in great condition. The lower priced unit might be on the railroad tracks. Verify the proper information.When the unit closes it will be posted in the multiple listing system for realttors to see. would love to help you get this info.

As you can see #217 is now sold under attorney review, so there are only 4 left ...
#306 is a great unit. The story is that the neighbor sold his unit and the buyer wanted to close by last Xmas, so the neighbors after sold the unit had no place to move to before the new home to be built and delivered. So, #306 rented it to this neighbor who sold the unit. Then, it was not able to show while there is tenant in #306, even hundreds of prospective buyers referred to the listing agent of #306, she sold them the neighbor units at Westgate. But, finally, the tenants of #306's new home at Jersey City built and finished, so they moved out. The listing agent of #306 just told me that it is ok to show now... So, now you see just looking at the MLS does NOT tell you the story, only the listing agent knows the story. If you know total number of units in Westgate, you know 4 listing is very small %, but, I am going to tell you these 4 units are going to be SOLD very quick, and it will be sold out again. Why? Centerplace at Edison's townhouse jump 20% and hundreds of buyers I saw in line looking to move to the area, soon or later they going to find out Westgate Townhouse is so valuable and so affordable, many should rush to buy at Westgate. Sorry you are not well. Here's some info for you. I just checked the most recent stats for Westgate on Westgate Drive (not Linda Lane). There are currently 5 listed units located at 197 (interior unit), 306 (endunit), 35 (endunit), 544 (endunit) and 217 (endunit). That is your current competition. The list prices range from $338,000( #217) to $369,900 (#35). Surprisingly #544 is not the highest priced one and #306 has been on market since November listed at $359,000. Most telling is that #306 had never been reduced in price and has been on market the longest. The other 4 were listing one each month in Dec, Jan, Feb and March and have all had reductions already. Closed listings since January 1, 2008, there were 3 total. Two in March and one in April. #240 (endunit) sold for $345 (on market 15 days). #215 sold at $359 (on market 10 days), and #147 sold at $347,500 (on market 15 days.) On market means days from listing till contract. They all sold for approx. 98% of list price. I would welcome the opportunity to be able to sit and talk to you to help you get the house sold. I certainly hope this post puts this to rest for good. I believed my point was misunderstood, and I tried to explain myself more clearly. I don't think my apologizing for a misunderstanding , which is very possible when reading words as opposed to hearing them spoken, makes my apology less valid, and my comments certainly are/were not meant to be perceived as an attack on you or anyone else. Yes all the listings CLOSED within a year or so. My comment was referring to when they were LISTED... August and September of 2006 were the earliest , which is 17 and 16 months ago respectively. Westgate, except for their proximity to the trains, are basically all the same types of units and do present a slightly different type of statistic then single family homes, which vary much more in size, rooms, location etc., but including older listings statistics still presents a more inaccurate view in comparison to the current market. For your reference, below is a link for all closed listings in Westgate from 3/25/2007 to present. The second line of each address gives you in this order: list date, list price, contract date, and closed date . There are 2 pages. It is interesting to note that of the 32 closings in the last 12 months, there were 9 on Linda Lane with an average sale price of $373,444 and a median sale price of $375,000. The other 23 on Westgate Drive had an average sale price of $345,609 and a median sale price of $350,000.
