Hi Actjack67!!

May I suggest an offer of $322,000. My reason is because I found another home that sold in the same subdivision for $365,000 at 1600+ sq.ft. not remodeled. If you would like to see the comparison market analysis I prepared to come to this conclusion, contact me.

When a place sits on the market that long in DC, it's priced too high. Brookland is an up and coming area and houses sell quickly if they are priced fairly. The photos make it look nice, but often homes look better in photos than they show in person.
