Hi Bob - the most recent comparable sale (10-26-2012) was inferior in size ~350 feet smaller, but included High-end Neo-Modern design with excellent views. Since your home was newly constructed only 5 years ago....and assuming your design/condition is comparable, this is a good comp. to adjust up from for value.
