What is the direction/trend in the areas of North Philly near Temple Univ? What details do you have on the history and future of this area?

At the present time there is an abundance of vacant properties in 19134. While there are many streets which are still clear, there is a substantial number of others which have 2-3 board-ups on the block. That makes for a distressful situation.

The best area around Temple (19122) is in Yorktown, however, there is a new city ordinance which is going to forbid rentals to students in this subdivision. If you are looking here for that type of property, be very careful.

19140 also affords the opportunity of attracting students from the Philadelphia College of Optometry, and staff from Einstein medical center, etc. You have not made clear what your purpose is. If you could do so, I would be able to more directly respond more specifically.

19134-East of Aramingo Ave and South of Clearfield St. is very nice. It gets nicer as you get close to river at east. The best is walk around and see how you will feel about the neighborhood. Depending on what your goals are you can sense of it.

Thanks for your questions. As a Philadelphia real estate pro, it is difficult to answer your question because both of these zip codes are so large. For exmple, 19134 covers Port Richmond to Kensington. Further, these 2 zipcodes are not the closest to Temple Univ. Those zipcodes would be 19122 and 19121. Many Temple students reside in 19122 (Old Kensington) and 19123 (Northern Liberties). All of these zip codes represent investment opportunties as the future looks bright with the prospect of Philadelphia doing well in addition to the Universities, hospitals and businesses that support the city.
