Would it be wiser to rent my house out rather than sell in the current market conditions in Belcamp Md? There

have been houses on the market for over a year in my area and they are all priced in about the same range as my house would tenatively sell for (I wouldn't make any money selling just break even if that).

It would depend greatly on your reasons for selling, what you owe on the property and where you are moving. If you are correct that your market value is such that you can break even think about the values where your are moving. The prices there may be down to the point it is financially beneficial to move. Depending on what you owe you may be able to get enough cash to purchase the next home. Renting is more of an option for those who find themselves upside down (owe more than the home is worth). We manage rentals and there are always risks involved. I am seeing increased activity in the market in Harford County and your options may improve soon. It might be wiser to rent, depending on how many rentals are available in your area. Can you get enough on a monthly basis to either cover all of your monthly housing expenses (principal, interest, taxes and insurance) and if not, how much will it cover. Don't forget you need to be very careful and interview and check references of potential tenants, the last thing you want is to have to make wholesale changes and repairs once they leave. You should get an accurate market analysis to determine current value and look to see if there have been any sales, how long it took for them to sell and see if you might not be better off selling it if you can be somewhat aggressive on your price or perhaps offer closing costs/help with mortgage payments.
