The location of Knollwood, directly across from and within walking distance to Apex High School is ideal for buyers, and it's about location, location, location. Apex is after all continually sited as one of the best places to live and recently our area was named as being in the top three most popular relocation areas. I agree with Michael that certain styles of homes resell easier than others, ranch and traditional two stories tend to have a higher per square foot value than split levels - and I know that Knollwood does have all of these styles. The homes that are updated, combined with larger lots and location will share in any appreciation the market allows. We can't guarantee appreciation anywhere, but history shows that, over time real estate does appreciate and you are located in a great place to take advantage of that.

Knollwood values will tend to increase, as the neighborhood has a wonderful location and assignments to great Apex schools.
I'm not saying there will be rocket ship increase in values, just that the neighborhood will have ongoing appeal.
Of course, homes that are not updated, or have obsolete floor plans will not do as well.
But, large lots and mature trees will continue to be a draw to many people.

Hello Wcfroggie - I believe you are referring to Knollwood subdivision off of Hwy 64 next to Apex High, correct? This is a nice established neighborhood convenient to many amenities in Apex. I’ve seen many homes there being remodeled recentlt too. While most all areas have been affected by the recent downturn, prices will eventually start going up again. It just depends how long you plan to stay and how patient you are. Homes in the area over the years typically see an appreciation of about 3%. The home itself will have a lot to do with future gains and how easily it will sell (ranch, two-story, split level, and the lot itself). I helped some clients purchase a home in Knollwood a few years ago and their values have increased, even with the current market condition. I did find them a good deal. If you currently live in the neighborhood an agent could give you a more exact idea of your home current value. It is really hard to speculate what will happen in the next couple of years. However, Apex has been doing better than some markets.
