Why would Trulia's price ignore that this is the most spectacular view on this coast?

The price you are seeing is NOT a person's opinion. It is an algorithm's opinion, based on current listings and recent sales from the tax records.

The algorithm has never been inside the house, never been in any of the rooms, never seen any of the photos, and certainly never experienced the view.

The best way to get an accurate idea of your home's market value is to ask a Realtor who is active in the market, to come over and give you a market evaluation.

Actually, it is no where even near the assessed value on the tax records. Nor does it coincide with the nearby comps. My opinion is it is an error. However, Trulia, and other internet programs are simply programs to give people an "idea" of what is out there. The true market value would be better assessed through the comps from the Statewide MLS and a professional Realtor that knows the area and knows what price the "market" will bear.

Every PRICE you are seeing, is just someone's OPINION.
The only one that counts, is the ultimate BUYER; because he is putting the money where his mouth is.

It is because Trulia is a computer program that only takes in data and is not capable of human emotion brought on by spectacular sights or opinion.
