Why there are so many homes for sale in Hidden Valley Lake?

Given my experiences around areas in N.California and Central Valley, it seems to us that overall percentage of signs for sale is pretty high. While the area appears to be beautiful and appealing, it seems to us that is just something too good to be true. Is there something not explicitly known? Issues in the association, rasing fees, environment, something in the water? Please help understand this.

Just checked the MLS and there are over 100 homes for sale but only 54 active right now. That is great news the buyers are coming out and buying. Things have picked up in the past few weeks and they should when home prices are down to $100K range. There are still alot of short sales on the market. There should be many new listing in the next few weeks of REO's.

The latest it we have homes for sale in Hidden Valley Lake under $100K (not many) but we have many under $200K and we have buyers coming to look and write offers. Hidden Valley Lake is a great place to live an hour from sonoma county, 30 minutes from Calistoga and we live in a gated community. Single family dwellings with a 18 hole golf course, pool, beaches, playgrounds, horse stables, tennis courts and much more.

Very exciting times right now. We have under 100 homes for sale in all of the area.

We have just moved here from Petaluma and the main reason that you find that puts people off about the area is the lack of job opportunities. My wife and i happily still commute to Petaluma to work, because the quality of our home is far superior to anything we could afford in Petaluma or Santa Rosa. Also we prefer to live here, its a much slower pace and and we couldnt be happier. If you can work from home, i wouldn't hesitate.

During the real Estate boom in 05 & 06 there was alot of new construction and 100% financing. Home values have declined and for various reasons now just like various parts of CA we have a number of foreclosures. Last I checked we had up to 30 homes under $200,000.00 Hidden Valley Lake is a large 3 gated community with a 18 hole golf course. We have a private lake, pool, beaches, playgrounds and marina for fishing. We are about 30 minutes from Calistoga, ca and one hour from Santa rosa and Napa, ca.

FIRST ANSWER

There were a high number of purchases during the '05 and '06 period when those questionable loans were being used. This has resulted in higher numbers of short sales and foreclosures. There is nothing that I am aware of that is negative with the area, HOA, or the water.
