If 25% or less of the homes on the market are in contract then it is considered a BUYERS market.
If 26%-40% NEUTRAL market
If 41% or more are in contract then it is a SELLERS MARKET.

Appraisors comp homes mostly within a 1/4 to 1/2 mile of your home. So they would not use Santa Margarita as a comp or 175 Picnic as they are different developments and neighborhoods.27 Sunny Oak was buillt in 1979, 1 acre and 4392 sq ft., 6br and 4 bath. An appraisor will not use that home as a comp. They typically use within the neighborhood the homes that have sold the past 6 months and base it on how many bedrooms, baths, sq footage and if the home has any upgrades, or improvements dont to it.
I do not see 1635 Vendola on the market but there is no inventory at this time and we are seeing multiple offers in that area as well as other neighborhoods. Homes are going into contract within a day or so if they show well at this time and priced correctly.
