Why is this house so cheap?

Hi Jimmy,

This is a good question!

This is the border line of little forrest hill. Anything East of San Cristobal Dr. are usually 15-25% lower in price. Its just the subdivision. And this home is located a few down from Ferguson which is a very busy street hence the price reduction as well.

It appears to be a nice house with lots of land tho. Please let me know if you are looking for homes in the Little Forrest Hill area or Casa Linda. This is where I live and work.

I love the answers:
It is overpriced.
It is priced correctly.
It may be underpriced.
If you are seriously interested in this house, contact one of the Dallas agents who have responded and get going.

Your real estate agent can run a market analysis of this neighborhood to let you know what similar homes have sold for recently. (this is what an appraiser will do for your loan and something their listing agent should have done for them when pricing it) This helps you determine a fair price to offer. The house is not cheap....If anything itis overpriced. The comps over the past 2 years show it way overpriced.
