Why is there such a high premium on asking prices in Starkville?

There seems to be plenty of land around the area. Why are the prices in Starkville so high when compared to surrounding areas, or even much larger suburbs around cities such as Atlanta? There seems to be a lot of supply for the size of the market, and a multitude of builders in the area are constructing even more homes. Is big industry about to move to Starkville, or is MSU still the main gig in town? Thanks, Billy

Is there an average number of days that homes have been sale in Starkville? I think the national average is around 10 or 11 months inventory of unsold homes (new and used). Also, what is a good source to find rental houses in starkville (nicer homes with something like 4bed/3ba, 2000 sq feet)?

In answer to your question about 4 br/2 ba houses. It depends on where they are and the asking price. If in a popular neighborhood in the city limits and priced appropriately for its age it may sell in less than 60 days. It always depends on having updates, nice features, and a buyer looking in that area.

FIRST ANSWER

MSU is a big supplier of our housing market. Students, professors and others associated with the university drive our market. Also, there is industry in the Golden Triangle area that keeps the prices on the horizon looking much the same if not better for our market. We do have lots of new construction which is of the highest quality. Local expectations of our builders are quite high. Starkville is also a great community atmosphere with a new community market on Sat. mornings and periodic events that bring out the community and university to enjoy music, food, art, and the outdoors.
