There are SO many factors affecting each market area. Jacksonville has historicly been quicker to recover compared to many areas. Our inventory is low....we have a great number of investors who are buying short sales, repos, and seller owner property as speculation......this is FLORIDA and we seem to attract a great number of people relocating as well. Of course, the interest rates are so low...but they are everywhere. Many people from South Florida have become disenchanted with the crowded South and the heavy tourist presence....Jacksonville is not a tourist area....we have a lot of relocation from colder climates as well. We also have a great number of immigrants from Europe and the Middle East.....great group of people who are settling here in Northeast Florida. With our Beaches and our beautiful St. Johns River, the arts, the recreation, the NFL team, the industry, etc. we attract people from other states and from around the world......hope this helps to answer your queston......let us know if we can assist you with anyother questions...it will be our pleasure!
Thank you for this interesting question. Donna

The inventory is so low on good conditioned and priced right homes that they just do not last. This could be one reason why the market looks as if it is recoverying different compared to other areas.
