Why have home prices dropped significantly more in Lower Merion than in Radnor/Wayne during this downturn?

I find LM to be slightly better school district and better location (with its more robust Main Streets and more convenient proximity to the city), but prices are much more affordable there in the past few months compared with similar houses in the Radnor school district area. What gives?

Lower Merion is going to be building two new high schools. Maybe people are just afraid the taxes are going to increase substantially. Just a guess.

J,

Just taking a look at stats in Radnor and LM from the mls. The avg 3 BR home in LM in 2009 YTD sold for $355.89, compared to $343.52 in Radnor. Median price for same is $330k in LM, $345k in Radnor.

For 4 BR+ homes, LM Avg is $839.79, median is $675k, Radnor is $879.3 avg, $665 median.

34 - 3BR, 167(4+ BR) homes on the market in Radnor
113 - 3BR, 389(4+BR) homes on the market in Lower Merion.

67 Properties on the market over $1M in Radnor, 176 in Lower Merion.
In the "hot" first-time buyer range of $300-$500k, there are 24 homes on the market in Radnor, 104 in LM.

I think what you're seeing is.......simply....more homes on the market with less demand, leads to pricing pressure. In either township though, homes in good locations, that are in top shape and priced well are still selling quickly.
