Charlotte I did review the data at WSU, thanks. I wonder why they used the starting point from 2000 -- isn't that a little old? I would think a more current 2006/7 forward look would be more appropriate, in my mind as a buyer. But, I'm not an expert in these matters! Thanks for the link, it was informative!

YES Charlotte, the Sedgwick county web site does make available recent sales prices for "property owners, or representatives there of, who are engaged in or considering an appeal of (their) property value". If you have clients in this situation, I would be happy to provide you or your client with a link to this information. You may call also, as I am always willing to assist my fellow agents.
The county does not list sold prices.
If you are looking for recent sold prices for homes in a particular area, I have a great tool on my web site called InstaCompare. It allows you to enter a property address and it will pull up recent sales in the area. I believe most of the data is pulled from county records and its informational only. Good question. Perhaps someone from Trulia can answer. Wichita's Median sales price is in the 120's. WSU has a good report using our mls historical info. Here's that link: http://realestate.wichita.edu/

Maite, I believe Trulia relies on the agents/sellers updating their own listings as "sold". Kansas is a "do not disclose" state, so most agents should know not to list that information. Any sites that show sold prices will also state somewhere that it's and "approximation" of the information. A Realtor and/or appraiser would be where you should go for accurate info. Best wishes.
