There are many nice homes that are foreclosed some need a few repairs some not. Right now it is a buyers' market and that's why the reduced foreclosures are very attractive. Great observation, this area is hot for home buyers. In fact I have a great foreclosure at $68 sq ft but it won't last. Btw, nothing wrong with that subdivision. It's a combination of factors one of them being the foreclosures in that area. Lots of crazy lending during 2005-2006 that came home to roost in 2007-2008.
