Why are so many homes for sale in Spring Hill, Florida?

Most of these homes and the families that owned them are all victums of frauduglent for closesure

Their own county judges and these attorneys at law that have filed them violated thier legal rights to a proper civil action to collect a debt procedure fact a proper civil action to collect a debt and the proper summons to appear clearly states mr or mrs denfendant if you fail to appear for the in court mediation hearing you will have a judgement placed against you Mr legal lender palintiff or legal council for plaintiff if you fail to appear you loose due to lack of procecution they take you behind closed door and someone is on a phone as far as you know its some from a foreign country

Unless they appear in person and the judges court is brought to order the judeg can not grant or denie these families anything. Plus thier plaintiffs are either federally regulated by the Occ The united sates treasury or by the fdic which these attorney and these judges have no legal authority over in the first place . So when they send you this so called foreclosure notice if the plaintiffs have N/a in its name go to this free web site called file charges against them

if its a state charter bank federally regulated by the fdic go to thier web site or get thier contact phone numbers and file a complaint with them for more fraud against you and your families

If you look at the stats for the other counties around hernando county( spring hill ) you will find we really have less residential homes for sale then the other counties. Hernando county mls as of now has 1701 homes for sale , pasco county mls has 3678 homes for sale and citrus county mls shows 2183 homes for sale. at one time Hernando county had over 4500 homes on the market, but homes are selling at a very good rate right now, and the market is shifting from a buyers market to a sellers market. you will slowly see the average sale price start going up, and interest rate are on the rise already. At a time when the economy is so bad, most snow birds which are people that have two homes usually, need to sell the one they live in less to save money and keep their assets more liquid for the yet unseen end of this economy crunch.

There are fewer homes for sale in Spring Hill than any time in the past 6 or 7 years. If you look at the rate at which homes are being purchased relative to the rate at which new listings are coming into the market we have far less inventory now than we have had in many years. If you look at the typical exposure period of a home today, the list price vs. sale price ratio and the increase in the median sales prices, all of these indicators are pointing to a healthy real estate market.

Homes are for sale all over the United States. People need to relocate for lots of reasons. We do have some great buys right now in Spring Hill.

Why? So many homes are for sale and there is only one logical answer. More people want them sold than kept.
To accomplish this more realtors must price them not what the sellers think they are worth but what buyers are willing to pay for them. The sellers who understand this concept will make the following adjustment price their home better or take their home off the market.
This will indeed answer your question and we can conclude that less properties will be available for sale as the result.

In 2004-2006 we had a housing boom that was unbeleivable, new homes being built, older homes going for insane prices, it was just a matter of time before the bottom fell out of the market. So now with all the people that moved here and paid those prices, and all the constuction jobs that do not exist anymore and the overall econony in the state of florida as well as united states. people cannot afford to pay their mortgages thus the after effect of foreclosures and short sales, as well as just regular home sales for people looking to relocated for better paying jobs in other states.if your looking to buy a home in Spring Hill, now is the time! prices are low as well as interest rates. need help finding your dream home, please feel free to give me a call, and let me know how i can help you!

Spring Hill has a lot of older retired residents, always has. A good portion of the inventory for sale has to do with that. In addition, the last 10 years had seen a tremendous amount of new construction, but when the housing bubble burst in 2006 many of those homes went, and remained as unoccupied. That burst also eliminated an awful lot of jobs in the area. If we as a region can decrease our unemployment rate and start creating jobs that will support families, we'll see the homes for sale inventory drop. Spring Hill is a great area, close to Tampa and Orlando...the Suncoast Parkway gets us into Tampa quickly, the weather is great, and for me...I can golf just about any day I want to. As a Real Estate Agent, I specialize in the Timber Pines Golf and Country club Community. It's a beautiful active adult gated community with lot's to offer:
