Why are homes so much cheaper north of Penn Ave. in Garfield?

Garfield is an area that is starting to be redeveloped and in my opinion it may be becoming trendy. It is surrounded by areas (Friendship, Bloomfield, Lawrenceville, East Liberty) that are in high demand and where prices are increasing so it may be only a matter of several years until Garfield is also in high demand.

The answer to that question may be related to the condition of the home in terms of upgrading and initial quality of construction, it's individual location relative to neighborhood amenities of convenience, and public perception of many subjective factors. If you have questions relative a particular property I would happily research the issue for you.

The reason may also depend on the crime in the area that you can see for yourself on the property link lower on the page under "Local Info".

Homes north of Penn (Garfield) tend to be smaller than the ones south of Penn (Friendship).

Also as noted above, Friendship has seen a lot of gentrification in the past few years which has only recently crossed Penn into Garfield.
