Which would be a better resale value 5-7 years from now- Condo 2 bed, 2 bath in Prairie Heights Verona or Ashbury woods condos Madison ?

They are both very close in size- Verona (1,185 square feet) Verona has Central air- heat, Ashbury( 1085 Square feet) has hot water radiant floor heat and a wall air conditioner. Verona has 2 full baths, Ashbury 1 3/4 baths Verona is an end unit. Verona fees 163.00 Ashbury 188.00 The assesed value for both are around 135,000. Verona sells for about 110,00 Ashbury 119,000. Need help deciding!

End units , in my experience, have been requested more. Also , sometimes in floor radiant heat could possibly be a problem accessing if there were ever problems, not sure about that part though. Also, central air is always nice because it covers more space. Hope this helps! Ginny

You should be able to pick up an Ashbury Heights unit for about 2/3 of the peak price: $100K seems to be a popular number over there lately. More foreclosures coming and marketing times are getting l o n g e r and prices keep dropping.
Check into the finances of the association...how many delinquents and how much do they owe?
Crime ? You want crime? Take a walk down the truncated portion of Gammon, thru Elver. Play some basketballstop in at Griff's for a custard or keep going north towards Morraine View and the ever-popular Park Ridge. Schroeder Rd is just through the park...a delightful area to live!!!

Predicting the future is not possible with generalizations, much less pinpoint accuracy. In this case, it is probably more important to compare the Associations rather than the particular units. The Association management, style, budget, etc., all have a lot to do with desirability of the units. That was not, and is not, always the case. But, it is becoming more relevant. And, as always, LOCATION is very important. Location of the municipality, location of the condominium, and location of the unit itself. Assessed value does not matter that much for various reasons.
