Just to add to the other good answers: The city assessor's office (the terminology varies somewhat by city and county) will have the complete information: all property transfers. However, depending on jurisdiction, it can take awhile (weeks, months) before the information shows up online, assuming you have online access. Many jurisdictions do offer online access.

Going down to the courthouse and looking through the records yourself will show you up-to-date information--that's what title searches involve--but I suspect you really don't want to do that.

An agent using the MLS data can pull up any MLS-listed transaction, and it's very timely. It also will show information that isn't in the tax office, such as any seller concessions...which is important to know to determine what the property really brought. The drawback(s) are that, as noted below, not all transactions appear on the MLS and it means you can't do the research yourself; you'll have to rely on a Realtor. However, note that a Realtor can also pull up the tax records, so all you'd be missing by using a Realtor are very recent transactions that weren't in the MLS.

Try the city assessors office. They have a recent sold book. Also if the home was listed by a realtor go to my website and click on the "whats my NH home worth" and fill in the address of the home you are interested in

Ok the truth is you would not need a realtor to find this information, yes it is all public record. That means it would take you valuable time to research this at the registry. Dane's got it right, not every sale is in MLS the registry of deeds has all recorded sales, Deb's Real-data info is great too but you have to subscribe to that website it's not free. Hey Ted it's all public record information unlike what others are saying you don't need a realtor's help to get the data and it should be free and available to all. The people who work at the registry are very friendly and helpful. You can go and compile your own list from the data there.

OR

You can always check with the town of Exeter, NH too if that's where your looking for sales. They keep a list but it might not have the most recent sales data. The data is free but you pay for the photocopy if they make it. The people who work at the town of Exeter are also very friendly and helpful too. If you don't need up to the minute data go there first they have a list. Any town has this info because they must keep track of who to send the tax bills to and maybe ajust the bill after a sale. They are already doing the work for you right now of compiling the list of solds.

Outside of MLS, sales might not be fair market value and often you see family members selling property to other family members or Xs for a buck, people getting forclosed on, and people buying property at auctions and from banks. You will not find most of these types of sales in MLS. The registry probably has what your looking for.

But of course there are some sales, a very small amount, that are not recorded in the registry and there are many reasons why this happens, too much to go into here. You can contact me if you need to know the whys.

Hi Ted, There are a few sites that will help, and usually I can look up sales. The MLS does not give you sold prices (but I get them as a Realtor) also I can check the registry of deeds and determine the transfer tax paid--which will also give the price. dane@daneandsandra.com

Real-data.com is a site that can help. the best solution is to engage a realtor who is engaged in the business. Only full time Agents understand the market and comparable properties that have sold and they knwo the condition of the comparable properties that have sold. Even some appraisers who don't actually "sell" and only deal with raw statistical data under rate or over rate. If you want accurate information-engage a full time agent.

You can see how long a property has been on the market, but most sites don't give non-subscribers the sold information.
