The market is starting to soften here as many thought would never happen. Remember the #1 rule for investment properties is location, location location. Obviously, there are many other factors to consider, such as condition, price, ability to short-term rent, conditon of the HOA, loan terms (if necessary), time frame, etc... Your question is difficult to answer without knowing if you are planning to spend millions of dollars or $400,000. As prices have skyrocketed in our area over the last 3 years or more, the rental market has gotten even stronger. The lower end 2 bedroom units in Avon (across from Beaver Creek) are easily renting for $700 per bedroom and sell in the $320,000 area. Nicer town homes with garages in the Edwards market are more like $800-$900 per bedroom in rent. Most of teh very expensive properties are rented short term rather than long term but there are exceptions. I hope this helps.
Breckenridge has some great new development ski in ski out condos that will be 1/2 the price of Vail's. The One Ski Hill Place development will be the latest and greatest development by Vail Resorts and RockResorts. These condos are now being offered at $900-$1400 a square foot. From past experience I believe the rental sales of these luxury ski in ski out condos will rent very well. This is a great opportunity to ride the up and coming Breckenridge market. With no better location and with Vail Resorts developing it, you know they will get these condos sold, built and occupied. In my educated opinion, The Antlers in the Lionshead base area has one of the if not the best rental managment programs in Vail. The homeowners assocition owns the managment company, it is not a third party manager, therefore the owners get to keep more of the rent then other similar properties. The complex was redone in 2000 and it is a short walk to the gondola. Feel free to search my web site for available Antlers listings. I hope you have had chance to ski Vail this year.
