Where are the best cities in Wyoming to invest in? I am bullish on the state and would like specs. Thanks.

I am highly interested in Wyoming but would like more information about precise cities such as Casper, Cheyenne, Cody and Jackson or elsewhere. Which area will see the most growth / highest ROI in the next 3 - 5 years? Where is the New Money / Young Professional buying in the state? Which area has the highest job growth? Which sectors drive the market...other than oil and gas?

Just for clarification, Cody is in Park County and not Shoshone County. It is my opinion that the Wapiti Valley outside of Cody is the most scenic part of Wyoming. It is between Cody and the East Gate of Yellowstone National Park and borders the Shoshone National Forest. I agree that Wyoming is a place people are looking for to enjoy retirement, a change in life style, or have vacation homes. So far property values in our area are still affordable and the values have not escalated like they have in Teton County. It is my opinion that within the next five years, this area will have one of its largest increases in property values than it has had in a number of years. Before moving to Wyoming, I lived in 8 different states. This is the only one that I chose, the others were chosen by my employer. Please contact me if you would like to have specific data about the Cody area.

Hi Nathan! I have to agree with Mr. Smith on most things. He did mention Cody being located in Shoshone County, however, we are really in Park County. My parents retired to Wapiti (30 miles from the Yellowstone Park entrance) due to the desire to be close to the park, and nearby to Cody with it's good healthcare. Cody schools have also been newsworthy as most of their funding comes from oil company taxes - making for some impressive buildings. While an appraiser and agent in Scottsdale, AZ, I came to Cody to visit. The market here is so good that I immediately packed up and moved! I now sell this areas 1st ever masterplanned gated river-front community. Cody hasn't seen the growth Jackson has YET, but does have some serious potential as the home prices are climbing rapidly and tourism is very big. Please check out Copperleaf as an investment. We have about 100 home sites left to sell, 30 miles from Yellowstone, 1-3 acres each, with no time requirement to build. In addition, last week we just priced our builder-model Villa that includes a 24 month leaseback for 8% of the purchase price including upgrades and furnishings. Again, this area has some serious growth potential and the price trends are reflecting it! Wapiti Valley is along the "52 most scenic miles in America" as stated by Teddy Roosevelt.
Another area between Rock Springs and Evanston is starting to pick up. I only know of this area from talking to a broker who works that area. I'm not an area expert there, but could get you in touch with her as well. I hope this helps - Wyoming is not suffering the same fate as other states, so don't be too timid to jump in! Thought I might chime in from the other side of the state!
Jackson and the Teton area tends to be old money I believe. I know I cannot afford it!! As G.T. stated, we are rich in minerals so we are seeing pipeline activity all over the state, energy drives Wyoming. There is a lot of money sloshing around Gillette right now for example. I also have a friend investing a lot in Saratoga, Wyoming right now-but I'm not sure if I agree with that. Laramie is also booming, it is the home of the University of Wyoming. Wyoming is primarily a mineral State and it is very obvious as you drive west. Anything in the western 1/5 of the state is seeing residential growth driven by Baby Boomer's seeking quality of life and natural beauty and no Income Tax. Teton County is showing strong growth, scarcity of land and infrastructure make it a great choice. Lincoln County ( Fastest growth in State) is seeing both residential and commercial growth. To the North of the county you have Alpine, traditionally a bed town for Jackson, and to the south you have Natural Gas. Alpine is taking the overflow from Jackson and is fast becoming a stand alone economy. Sublette County is on the west side of the Wind River Range and has spectacularly scenery albeit a little on the rough side. With Natural Gas in the southern part of the county and the Winds, 3 large lakes and budget surplus like people dream about. Shoshone County is to the north and boast Cody as it's largest city. the Through-fair ( largest unadulterated wilderness in lower 48) High desert and Yellowstone park access along with a large outfitter community are its strong points. Fremont County with Lander and Riverton as its big city's is known for its hunting and fishing and includes the Wind River as well as the Absaroka Mountain range. Wyoming is experiencing unprecedented growth as Americans migrate to the interior. Given the quality of life and the beauty we live in its no wonder. My pick in order of preference.
