The market seems good right now. If you want to move now, then now is probably the best time. Waiting to me, just means you pay interest, taxes, and mortgage on a home you don't want.
We never know what tomorrow will bring. Talks of the fiscal cliff could kill the market tomorrow. Lower interest rates to bring us out of a recession could bring us more buyers. We just never know what the future will hold.

We used to say March April May June was the busy selling season, but he Fall has been the new Spring this year.

I sure would like to see your home if you are thinking about selling .

Not a lot of homes in your area for sale right now, so it should be a good time.

Your price range is in high demand right now. We are in a sellers market right now because inventory of homes for sale is at a record low.

Based on the market trend reports for you zip code, property sales will increase starting in February. I wouldn't wait past that time to list your home. The reports show a huge jump in sales starting the first week in February.

Your best bet would be to put it up at the begging of january. while the interest rates are still low and while there are still a lot of buyers out.

You should sell it whenever you are ready to sell and move on. Home in your price range is very appealing since there are a lot of first time homebuyers, not to mention people who are downsizing. If you haven't hired a realtor I'll be happy to help. I usually do a walk through of the home and give advice on what needs to be done to make the home and you ready. If you are ready to sell now...then list it now. The DFW area has been enjoying a Sellers Market for the past 10-12 months, and homes in this price range are in high-demand. You will want to have it ready (meaning clean, well maintained, in good repair) and priced right (in-line with the current comparable sales data), and with both of those items combined, you should be able to sell your home quickly.

I recommend that you have a Realtor come by and view your home and go over sales comparables with you. A Realtor will be able to assist you with home enhancement recommendations, pricing recommendations, and help you find a buyer within the timeframe you want/need. A Realtor will be able to help you negotiate a sales contract, and assist you throughout the entire process.

The earlier in the year the better for two reasons. Your equity will diminish each month due to tax liability that has to be held back each month. Second, there is little competition in January and February but, by March and April there are more buyers and sellers in the marketplace.

Absolutly NOW! Existing home listings are down but sales are up and buyers are still in the market thanks to historicallly low interest rates. Call an agent for a market analysis of your home to get started.

Hi Carol-

If you are ready, you may want to list it now. There are buyers currently looking. Prior to listing, you might want to have a home inspection done so you know what items may need to be repaired. Here is some more information on pre-listing inspections.
