What would a developed one acre lot in Caldwell sell for?
The lot has septic, working well (drinkable water) electricity, fenced with an older two bedroom single wide mobile home on it. The property is approx. 5-10 minutes from I-84.

There haven't been too many sales of property of that size lately, but a small mobile on an acre did recently close at $80,000 and a 2 acre parcel closed for $89,000 but it did have an old school building on it that either had some intrinsic appeal or some salvage value. There are a couple parcels with well and septic that are on the market asking ~$63K per acre, but they haven't pulled buyers at that price.
5-10 minutes from the interstate covers a lot of ground; I hope this gives you a vague idea. I've included a link to a search access for the local MLS if you want to look around in it. Since there is also a mobile home on the lot, there are two ways that I would recommend marketing the property...as a land listing and as a single family home on acreage. It's going to depend on what the surrounding land values are. If you are just curious I would see if you can find similar lots for sale that are in the same area. Another good tool is the county assessor’s website http://www.canyoncounty.org/index.php. You should be able to locate the assessed value of the parcels surrounding your target property. That should give you some figures based on what its worth per acre.
If you were more serious I would consult with an agent as we have this information readily at hand in the MLS and can give a better analysis of what the property should actually be marketed for.
