There are new townhomes that just started selling in Palo Alto... 3 bedroom, 3 bathroom, 1300 sq ft, 2 car garage starting in the $800's. I just visited these homes a few weeks ago and they are quite nice. Contact me if you'd like a tour. We work with new home builders.

Hi Rene:
As Matthew states below the market value will depend on neighborhood and condition. In south Palo Alto you can get an older 3/2 with little or no updating for $1M but be prepared for stiff competition. In Old Palo Alto, you could pay close to $2M and maybe more depending on lot size. Arn Tue Jun 3 2008, 21:33 Web Reference: http://www.sfpeninsulareguru.com

Hi Rene.
Palo Alto is an extremely strong market and is isolated from nationwide, statewide and even local Bay Area trends. To answer your question, any agent would need to know specifically what area of Palo Alto you are interested in before giving you any data because looking at Palo Alto as a whole will only give you a unrealistic expectation of what a home will go for since the average home does not exist in Palo Alto, or anywhere for that matter. There are simply too many factors missing to determine a price range you should expet to find for a home that fits your needs. A 3 bed and 2 bath home with 1,300 SF will be priced much different in Downtown vs. Mid-Town and even an approximation for that broad of an area will give you the wrong idea as to true values in a specific part of town you might be interested in. If you already have specific areas of Palo Alto in mind, please let me know and I would be more than happy to send that information along to you. Knowing what type of home, yard, location, quality of home you are looking for is also very important information to discuss to get you the right price range to expect. You may also consider some of the townhomes in Palo Alto. They will be more modern, have full ammenities and better priced. This is also where any of the softness in the market is found.

Hi Rene - There are currently 5 homes on the MLS that fit this description. They range in price from $900K to $1,289,000. In fact, three of them are above $1.2 mil. I hope this is helpful to you. Let me know if you need more info.
